Planning Gains - Romney Court, Maidstone, Kent

Maidstone property town centre The downturn in the economy resulted in this commercial property becoming surplus to requirements.  Maidstone, although the County town of Kent, has failed to regain earlier economic levels and it was unlikely that there would be any demand for this property as an office in the near future. Difficulties were encountered in obtaining planning consent for ten apartments partly due to the proximity of a river but largely due to the approach taken by the planning authorities.  Notwithstanding consent was finally obtained and the property has now been resold.  

Property Resale -The Crown, Great Glenham, Suffolk

The Crown Inn This attractive 17th Century Inn was not trading when purchased and the initial plan was to convert the pub and stables into four holiday cottages to supplement the existing cottage in the garden.  Plans were prepared but before being submitted it was clear that there was considerable local opposition to the Scheme.  The publicity arising resulted in a very generous offer being received from a local person who wished to upgrade the pub, which was accepted.  A rare example these days of a pub being saved.

Planning Gains - Bury St Edmunds, Suffolk

These three adjoining buildings, close to the town centre, were previously used as offices. Due to neglect, the building had deteriorated and the previous owner had been unable to find replacement tenants. The property had, therefore, been substantially vacant for several years prior to our purchase. Although situated on a relatively small site, without parking and having a difficult internal configuration, it was decided that conversion to residential would be the most viable route to follow. A planning application was submitted for 10 one bedroom apartments and, after several months of negotiations, consent was given. The property was then put on the market and sold to a developer. Business Development - Peterborough, Cambridgeshire

Peterborough Photo When a prominent firm of local solicitors moved from their period offices in the centre of Peterborough to modern offices on a new estate, this presented an excellent opportunity to purchase and convert the building into a prestigious business centre. The variety of small, Dickensian offices easily converted into vibrant, modern business units, where both start-up and developing companies could grow. We operated the business centre for many years until an exceptional offer from another serviced office provider enticed a sale. 

Property Redevelopment - Wethersfield, Essex

8188175-exterior03-800The Dog Inn was a pub that had seen better days.  Although substantial at almost 7,000 sq ft and in an eviable position in the delightful North Essex village of Wethersfield, it was no longer viable as a business. Planning consent was obtained to convert the public house and coach house into a 5 bedroom house and for a 2 bedroom property to be built on part of the car park. This development is now complete and the exceptional property has been sold.

Property Refurbishment - Chatham, Kent

This property had been neglected for many years and although prominently sited in the High Street, was failing to attract tenants.  A complete refurbishment was undertaken which resulted in the property becoming fully let prior to resale.

A period property in Ipswich Town Centre had previously been used as offices for decades. ExteriorThe property fell vacant and into disrepair as it no longer met the requirements of a modern office.  Planning consent was obtained for conversion into a four bedroom house and following redevelopment was quickly sold.



Property Refurbishment - Westport Place, Ipswich

This property adjacent to the Marina at Ipswich became available due to NHS reorganisation.  Planning consent was obtained for the conversion of the building into ten one and two bedroom apartments.  Notwithstanding the doldrums currently facing the property market all apartments were quickly sold following completion.
